Loan Overview: The Earnest Money Deposit Loan Program provides emerging real estate developers and operators Earnest Money Deposit (“EMD”) funding, allowing them to successfully go under contract to acquire more transactions, or larger transactions than their current liquid funds would traditionally allow.
The use of funds is short-term, unsecured bridge loans, typically 60-120 days in duration, to allow borrowers to execute their Purchase and Sale Agreement(s), complete necessary due-diligence, and arrange project-level funding. Funds are held in escrow for the duration of the loan term and are 100% refundable.
Loan repayments occur when EMD funds are a) returned upon the earlier of the expiration of the due diligence period and the borrower terminating the transaction, or b) replaced by alternative funds before the due diligence period elapsed (if borrower intends to proceed with the transaction. - Loan Purpose: Acquisitions (Soft EMD Funding)

Loan Overview: Transactional funding, often referred to as A-B-C funding, is a type of short-term financing for investors who are looking to do quick house flips or wholesale deals by structuring a same-day closing or "double closing".
Transactional Funding is typically needed in three scenarios: 1) If you are the buyer on a purchase contract that cannot be assigned to a third party, for example bank owned properties or government-owned (HUD, FHA, Fannie Mae, etc) properties. 2) Some state laws do not allow purchase contracts to be assigned. 3) If you want to maximize your wholesale markup.
Buyers typically don't want to purchase a property if they have to incur an assignment fee that is too high. By using Transactional Funding from Diversified, you don't have to disclose your contract details to the end buyer or worry about someone haggling over a high assignment fee. - Loan Purpose: Acquisitions (Transactional / Interim Capital)

Loan Overview: Special Situation funding, sometimes called rescue capital funding, is a short-term financing solution for investors who are trying to navigate a time sensitive situation.
Special Situation Funding is typically needed in three scenarios: 1) If you are a property owner facing foreclosure due to a non-monetary default. 2) properties with broken capital stacks that need to restructured in order to take out LPs or GPs that want to be removed from the deal, 3) If you need liquidity to close a transaction, and have an imminent forthcoming liquidity event such as a pending property sale or refinance.
Special Situation funding can be structured as a loan, preferred equity, convertible preferred equity, a participating mortgage, or Co-GP equity. When you use Special Situation Funding from Diversified, you’re partnering with a lender that is committed to crafting creating solutions to your complex real estate challenges. - Loan Purpose: Workouts / Recaps / Capital Stack Restructuring
